TERMS OF AGREEMENT

AZUL MILITARY GROUP

1. Nature of Services

Client acknowledges that:

• AMG is a referral network and coordination platform

• Services include vendor coordination, STR co-hosting support, and administrative assistance

2. Explicit Prohibited Activities

AMG does NOT:

• Lease or rent property

• Collect rent or deposits

• Negotiate leases

• Represent clients as a licensed real estate broker

3. Fees

• LTR Support: $150/month per property

• STR Co-Hosting Support: $350/month per property

• Fees are administrative and subscription-based

4. Payment Processing

• All rent payments must be handled directly between owner and tenant

• AMG does not handle funds

• Payment tools (e.g., Zego) are used for compliance

5. Limitation of Liability

AMG is not liable for:

• Vendor performance

• Tenant disputes

• Property damages

• Platform-related issues (Airbnb, VRBO, etc.)

6. Indemnification

Client agrees to indemnify AMG against:

• Claims arising from property use

• Tenant or guest disputes

• Vendor actions

7. Governing Law

Applicable across:

• Florida

• Puerto Rico

• California

FINAL PROTECTION CLAUSE

Corporate Separation Clause

All services are rendered independently under:

• Azul Holdings of Florida

• Azul Military Group Inc.

• Azul Consulting LLC

No entity assumes liability for another. Clients agree that engagement with one entity does not constitute engagement with the others unless explicitly stated in writing.
